Utility shock hits many new arrivals when the first electricity bill arrives. Condo tenants often pay above government tariff rates. Water is cheap; air conditioning drives summer spikes.

Electricity — the main variable

Thailand's grid uses MEA (Bangkok) and PEA (most other provinces). Published residential rates are tiered by usage — but renters rarely see the government bill directly.

Condo markup pattern

Many juristic offices resell power at ฿5–8+ per unit (kWh) instead of the subsidised tier many homeowners pay. A one-bed running AC nightly might see ฿2,500–6,000 monthly in hot season.

Tip

Ask the previous tenant or juristic office for a sample bill for your floor orientation. West-facing units cost more.

Saving without melting

  • Set AC to 25–26°C with fan assist
  • Close curtains during peak sun
  • Turn off water heater switches when not in use (many condos have always-on switches)
  • Service dirty AC filters — landlords often neglect them

Water

Condo water is usually ฿100–400/month for one person. Leaks are rare but meters exist — note the reading at move-in.

Internet

Home fibre from major ISPs runs ฿599–1,200/month for 500Mbps–1Gbps plans. Installation may require juristic approval and a passport copy.

Nomads: compare Thai SIM guide for 5G backup.

Gas

Most Bangkok condos use electric hobs; bottled gas appears in houses and some older units. A tank swap is ฿300–400.

Rubbish and common fees

Condo common area fees (CAM) are often included in rent — confirm. Separate CAM bills appear in some buildings at ฿30–60/sqm monthly.

Houses vs condos

Detached houses may bill PEA directly at government tiers — often cheaper per kWh but with garden pumps and multiple AC units. Landlords sometimes bundle utilities into rent — clarify caps.

City differences

Bangkok heat and high-rise heat gain push AC costs highest. Chiang Mai smoke season may mean closed windows + purifier electricity. Islands face salt corrosion on AC units — maintenance matters.

Frequently asked questions

Why is my bill ฿6,000 with one AC?
Condo markup plus old inefficient AC units are the usual culprits. A week's meter photos prove abnormal draw.

Can I switch to government billing?
Usually no as a tenant — the building master meter structure prevents direct PEA accounts.

Is power reliable?
Urban condos rarely lose power long; storms and construction cuts happen. A UPS helps desktop workers.

Who pays if AC breaks?
Lease dependent — often landlord for unit, tenant for remote misuse. Get it in writing.
