City

Bangkok

The capital: work, hospitals, and the densest housing market foreigners actually use.

Who this is for

People relocating for work, healthcare access, or a large international-school catchment.

Overview

Bangkok is the default base for embassy runs, specialist hospitals, and inter-city flights. Neighbourhood choice is mostly about BTS/MRT access and flood/noise trade-offs, not sightseeing. Rents on Sukhumvit and Sathorn sit well above Ari or the Thonburi side. Use the cost-of-living calculator for a monthly envelope, then verify asking rents on the soi you will actually live on.

How to do it

  1. 1

    Pick a transit-first area

Walking distance to a BTS or MRT station usually matters more than a river view. Test the commute at rush hour before you sign.
  2. 2

    Budget for deposits and extras

Two months’ deposit plus one month advance is still common. Condos may add sinking-fund or parking fees.
  3. 3

    Know where immigration sits

Chaeng Watthana (Immigration Bureau HQ) and provincial offices in Lak Si handle most long-stay paperwork. Factor travel time into extension days.
