TM.30 house notification explained: who files, landlord vs tenant duties, why extensions need the receipt, and how to keep proof.

TM.30 is Thailand’s address notification for foreign nationals staying in the kingdom. It tells Immigration where you live. It is not a visa, not an extension, and not optional paperwork you can ignore until renewal week.

Hotels often file at check-in. Long-stay renters — including DTV holders, retirees, and workers — need a reliable filer at their condo or house.

Who must file TM.30

The householder, hotel, or authorised agent files within 24 hours of your move-in (guideline in Immigration practice). In practice:

  • Hotels and serviced apartments usually file automatically
  • Condo juristic offices sometimes file for foreign tenants — ask in writing
  • Private landlords may not know the rule; you may need to file or give them a power of attorney
  • Home owners file for themselves or through a lawyer

You remain responsible for having proof even when someone else submits the form.

Why extension offices still ask for TM.30

Immigration uses TM.30 to verify your address matches TM.7 extension forms and TM.47 90-day reports. An office that “stopped asking” last year may ask again. Arriving without a receipt means a wasted trip or a return visit after your landlord files.

If you change address mid-stay, a new TM.30 should be filed for the new residence. Extensions tied to an old soi address are a common reason for same-day rejection.

How to get TM.30 filed

    Before you sign a lease, ask who files

    Email the condo juristic office or landlord: “Will you file TM.30 for foreign tenants, and can I receive a copy?” Save the answer.

    Provide the filer with accurate details

    Passport copy, visa page, lease dates, room number, and owner ID documents are commonly requested by juristic offices.

    Collect the receipt

    TM.30 generates a reference receipt. Photograph it and store it with passport copies — digital backup is fine.

    Refuse if filing never happens

    If a landlord will not file and you cannot file yourself, choose different housing before you need an extension.

Filing yourself or by agent

Some tenants file online or in person with landlord consent and a power of attorney. Rules and accepted channels change. If you self-file, use the current Immigration form and keep landlord signatures where required.

  • TM.30 receipt for every address during the stay
  • Lease or ownership evidence matching the receipt
  • Email confirmation from juristic office or landlord that they filed
  • Updated receipt after any move

TM.30 and tourist extensions

Even tourist extension (TM.7) applicants are sometimes asked for TM.30 at provincial offices — especially in Bangkok and Chiang Mai. Plan address filing before your extension appointment, not the morning of.
