Pattaya and the adjacent Jomtien/Naklua strip are a distinct rental market — more walk-up apartments and fewer BTS-style condos. Bangkok is reachable by bus or van but not a daily commute for most. Immigration is local; many retirement extensions are filed here rather than in the capital. Jomtien suits beach access with lower noise than central Pattaya; Naklua is quieter still. The Eastern Economic Corridor brings industrial jobs to nearby Rayong and Chonburi.
